The Texas Veteran Housing Assistance Program

The Texas Veterans Housing Assistance Program (VHAP) is a lender-originated program for Texas Veterans (TX Vet) purchasing a primary, owner-occupied residence. This program gives eligible Texas Veterans a reduced interest rate if they are already approved for financing through a participating lender, such as Veterans United. That approval can be for a VA, FHA, or Conventional loan.

There are a few requirements to the Veterans Housing Assistance Program. First, there is a three-year residency occupancy requirement unlike the one-year requirement for a VA loan.

TX Vet loans also require the payment of the “Texas Vet Participation Fee.” This fee is normally set at 1% of the total loan amount, in addition to a 1% origination fee. For a full list of requirements, please contact your Veterans United Loan Officer.

Texas Veterans Land board (TLVB) calculates the base interest rate for the Tex Vet loan and releases it to the public after business hours every Friday for the upcoming week.

This program is especially beneficial for Veterans with a VA service-connected disability rating of 30% or greater because they’re elgible to receive an additional interest rate discount of 0.50% off the base interest rate. Please discuss the current TVLB interest rate with your Loan Officer.

Another huge advantage to the VLB Veterans Housing Assistance Program for those serving in the Reserves or National Guard includes a temporary waiver of the loan’s interest rate if they are activated for the War on Terror. Please contact your Loan Officer for additional details on the temporary waiver of interest rates.

Veterans United Home Loans of San Antonio will be happy to assist you in obtaining a VHAP loan. Please contact us for any additional information concerning the TX Vet loan. We look forward to answering all of your questions concerning this valuable benefit available to Texas Veterans.
